Built in 1950 with a post-war style, Queensview, Astoria, NY is a 14 story apartment building with 52 apartments and covering 563,800 square feet in building area. Ventrop ECG was contracted to provide professional engineering services for proposed boiler plant replacement, dual fuel gas conversion and related work.

The existing heating plant consisted of four operating oil fired low pressure boilers that have exceeded their useful life expectancy. Steam is distributed to the building via underground piping. The steam distribution to the building apartments is a two pipe vacuum system and each building is equipped with a vacuum pump. Domestic water is generated from the boilers as well. Ventrop provided engineering services to provide a chimney video inspection and report, gas load letters and correspondences with Con Edison, and mechanical, plumbing, and electrical design and construction documents suitable for filing, bidding and construction for the boiler plant replacement.
